How much does it cost to build a new house?
A typical cost range is $350 to $425 per square foot. The larger the homes's area, the lower the cost per square foot and vice versa. And, note that this cost refers to the home itself, not the site, nor site utilities. See the Sample Cost Estimate from a project finished in 2024.
Is it possible to build a house too tight?: shouldn't it be able to "breath"? How can I find out how tight it is?
The more air-tight the home, the lower its operating cost. However, a healthy indoor environment requires the exchange of outdoor and indoor air. This exchange can occur by natural air leakage or by a mechanical system. High performance construction requires the mechanical system, because its natural air leakage rate is too low to assure acceptable air quality. A cost-effective standard for envelope performance is the Pretty Good House ™. An air leakage test can be performed to measure air-tightness.
What is value of Northridge Construction's most recent air leakage test?
The most recent air leakage test value was 0.92 ACH50, which is three times better (tighter) than Maine's building code. The test was conducted in December, 2023, by Maine Blower Door Testing.
How can I assess my indoor air quality? Where can I find out more?
Common indoor air pollutant concentrations, such as CO2, VOCs and radon gas, can be measured with inexpensive sensors, such as AIRTHINGS™. Other pollutants, such as small particles like PM2.5, require additional sensors. A good information source is the Maine Indoor Air Quality Council.
